The Government has now officially confirmed the next major phase of the Renters' Rights Act.
A new 'Register your rental property' service will begin rolling out across England from 15 December 2026, creating a national register that landlords will be legally required to join.
For many landlords, this will be another significant change to navigate. However, with the right preparation and support, it doesn't need to be overwhelming.

What Is the New Landlord Register?
The new Register your rental property service forms part of the Government's wider reforms to improve standards and transparency within the private rented sector.
The register is designed to:
- Improve transparency across the rental market
- Help local authorities identify non-compliant landlords
- Give tenants greater confidence when renting
- Ensure key compliance information is held in one place
- Support the ongoing implementation of the Renters' Rights Act.
Ultimately, the aim is to create a more professional, better-regulated private rented sector that benefits responsible landlords and tenants alike.
When Will It Start?
The rollout will begin on 15 December 2026.
Rather than launching nationwide all at once, registration will be introduced region by region across England over a 12-month period.
Each region will have a three-month registration window, with all actively let properties expected to be registered by 14 November 2027.
Although Somerset landlords won't be first, now is the ideal time to begin preparing.
What Will Landlords Need to Provide?
While further operational guidance will continue to be released, landlords should expect to provide information such as:
✅ Landlord contact details
✅ Property address and property information
✅ Number of bedrooms
✅ Current tenancy information
✅ Gas Safety Certificate
✅ Electrical Installation Condition Report (EICR)
✅ Energy Performance Certificate (EPC)
✅ Licensing information where applicable
Much of this information should already be available to compliant landlords—but ensuring it is accurate, up to date and easy to access will make registration far simpler.
There Will Be an Annual Registration Fee
The Government has confirmed there will be an annual registration fee of £65 per property.
Registration will also need to be renewed each year.
While this represents another administrative requirement for landlords, preparing early should make the process significantly easier.
What Happens if You Don't Register?
Once registration becomes mandatory in your region, landlords who fail to register may face financial penalties.
Looking ahead, landlords will also be required to register vacant properties before marketing them, and registration numbers will eventually need to appear on property advertisements.
This reinforces the importance of keeping compliance records organised well before your registration window opens.
