When it comes to making a move in the rental market, both landlords and tenants are keen to know what local rental fees are. As a local rental market specialist, Andrew Lees is here to assist you. If you are looking to remain informed of Sedgemoor and Bridgwater rental fees, we are here to offer guidance on TA5 and TA6 rental fees.

The TA5 postcode area covers the Sedgemoor, Somerset West and Taunton local authority areas while covering Cannington, Nether Stowey, Over Stowey, Spaxton and Fiddington.

Know your local rental fees

According to Zoopla, the current average asking rent in the TA5 postcode area is £928 per calendar month (pcm). While this is informative if you are comparing areas, and need to a price to start with, if you have a genuine interest in the area, you will benefit from rental fees for property types.

The same source states the current asking rent for a one-bedroom property in TA5 is £686 pcm and for a two-bedroom property, the current asking rent is £713 pcm. At the time of checking, there was one three-bedroom property listed for rent in TA5 and this had an asking rent of £2,002 pcm.

This is an outlier, and you can see the impact it has on the average asking rent. With the clear majority of rental properties available in the TA5 postcode being one-bedroom properties, the average asking rent should be close to £700 pcm. The average asking rent is inflated by the outlier three-bedroom property, and this should be borne in mind by landlords and tenants weighing up their options in the local area.

The TA6 postcode area represents the Sedgemoor local authority area and covers Bridgwater, North Petherton and Wembdon.

We have helped many local landlords and tenants

According to Zoopla, the current average asking rent in the TA6 postcode area is £636 pcm. This is a much more affordable average figure than TA5, but again, the reasons for this have been cited above.

Zoopla states the average asking rent for one-bedroom properties in TA6 is £475 pcm while for two-bedroom properties, the figure is £739 pcm. As happened with TA5, the average asking rent for three-bedroom properties was considerably higher, standing at £1,688 pcm. There was also a five-bedroom property listed for the TA6 postcode area, and the asking price was £520 pcm. This is a figure which is possibly lower than expected, and again, emphasises the danger of looking for average prices when there is only one or a limited number of options to consider.
